National Grid has bought a site of more than 70 acres, about 29.5 hectares, at Dorman Point on Teesside in north east England. The land was acquired from Teesworks, the organization redeveloping the former Redcar steelworks, and is earmarked for a new electricity substation with a planned capacity of up to 3.2 GW. Once complete, the facility is set to become the largest substation in the United Kingdom. A connection of this size is core transmission infrastructure, stepping voltage so that very large volumes of power can move from the national grid into the local lines that a major computing site requires.

The purpose of the new site is to supply an AI data center planned on the same Redcar grounds. The site was selected as part of the UK government's AI growth zone initiative, with planning applications for a data center spanning roughly 500,000 square meters, or 5.38 million square feet, and the wider Teesside development is described as the largest brownfield project in Europe, meaning it reuses land that industry already occupied and serviced with infrastructure. Placing the substation next to the future computing campus shortens the path between grid capacity and the racks that will eventually consume it, and it signals that the connection was treated as part of the site design from the start.

Delivery of the project involves several contractors. Balfour Beatty and Steel River Power are linked to the works, with National Grid acting as the network operator that will own and run the connection. The purchase forms part of the company's Great Grid Upgrade, a broad program of reinforcement across the British transmission network that prepares the grid for new large scale demand.

The program reaches beyond Teesside. Under the same upgrade, National Grid is also advancing projects at Didcot and Uxbridge Moor in southern England, and the Uxbridge Moor substation alone is expected to supply more than 12 new data centers. The three projects show a utility preparing dedicated capacity for the computing sector at several points in the country at once, pairing reinforcement work with expected demand instead of waiting for connection requests to arrive.

The Teesside purchase shows how AI demand is reshaping energy planning. Data centers at this scale cannot rely on standard connection timelines, so land, permits and grid capacity are now assembled years ahead of facility completion. For the region, the deal links the industrial legacy of the Redcar steelworks with a new role as a computing hub, as one of the largest brownfield areas in Europe is rebuilt around digital infrastructure.

IMPACT: Grid access is becoming the decisive resource for AI data centers, and utilities that lock in land and connections early shape where large computing hubs can physically appear.
